What is a good occupancy benchmark for affordable housing?
Affordable housing communities often run near 97% occupancy nationally. The calculator defaults to 97% and lets you adjust the benchmark for your own market.
What is net occupancy?
Net occupancy connects occupancy to collected income, concessions, bad debt, and other revenue loss. A property can look full and still leak revenue.
How is the annual revenue opportunity calculated?
It multiplies benchmark occupancy by total units, average monthly rent, twelve months, and your collection rate, then subtracts your current annual revenue. The difference is the yearly opportunity.
What is the difference between physical occupancy and collected rent?
Physical occupancy shows how many units are filled. Collection rate shows how much of the expected rent actually arrives. Both shape the income a property really earns.
