Is Buildium a Good Platform? Yes, for Residential and HOA.

Buildium earned its reputation. Founded in 2004, it has thousands of independent reviews with strong ratings, and that validation is real. The mobile app is solid, the dashboard is clean, the accounting is strong, and new staff get productive fast. For residential operators, single-family portfolios, and HOAs, Buildium is a legitimate, well-built option.

The question for affordable housing operators is different. It isn’t whether Buildium is well-built, it’s whether the platform handles the compliance work your team runs every day. It wasn’t designed to, and the gap shows up on day one, not down the road.

Does Buildium Handle Affordable Housing Compliance?

Buildium’s compliance tooling targets residential leasing: screening, lease compliance, and marketplace integrations. That’s the right scope for the operators it was built for. Give Buildium credit here. Its accounting is the main reason residential property management companies choose it: full general ledger, trust accounting, bank reconciliation, and 1099 e-filing. For companies graduating from spreadsheets or QuickBooks, that’s meaningful.

Who Owns Buildium?

Buildium was acquired by RealPage in 2019, and RealPage was taken private by Thoma Bravo in 2021. Buildium still operates as a distinct product for smaller portfolios, but its roadmap, pricing decisions, and integration priorities flow up to the same parent ecosystem as RealPage’s enterprise platform.

For operators evaluating Buildium specifically to step away from the RealPage ecosystem, that connection is worth knowing before signing. Buildium moved to flat tiered pricing. Essential runs $62 a month for core features, though per-EFT, a $99 bank-setup fee, and $5-per-document e-sign fees add up. Growth runs $192 a month and adds custom reporting, unlimited e-sign, and phone support. Premium runs $400 a month and is required for Open API access and priority support.
